Rent-to-Rent in London: Guaranteed Monthly Income for Property Owners
If you would rather receive a predictable monthly cheque than ride the upside of short-term rental, our Direct Lease Partnership is for you. We sign a lease directly with you, pay a fixed monthly rent regardless of occupancy, and assume the full operational risk of running the property.
What is rent-to-rent and how does guaranteed rent work?
Rent-to-rent is a commercial arrangement in which a professional operator becomes your tenant under a direct lease, then sublets the property as serviced accommodation under the terms of that lease. You receive a fixed, contractually guaranteed rent each month: your void risk is zero, your operating risk is zero, and your involvement is zero. The operator carries all of it.
How we structure our offer
Every offer we make is built around three variables: the grace period you can offer at the start, the rental price agreed, and the property's location. From these we build a sustainable monthly figure we can guarantee for the full term of the lease: typically 3 to 5 years. There are no surprises in month nine, and no clawbacks if the market softens.
- Fixed monthly rent: paid on the same date each month
- Lease terms typically 3 to 5 years, fully bankable
- Optional grace period at start in exchange for a higher rent
- We cover all utilities, council tax, internet, cleaning, maintenance
- Property returned in original condition with documented condition report
- No estate agent fees, no marketing fees, no platform commission for you
Who guaranteed rent in London is right for
This structure suits owners who value predictability above all: those servicing a mortgage, owners abroad, family trusts, executors managing inherited property, and landlords tired of void periods, agency fees and tenant disputes. It is not the highest theoretical income, that comes from full management, but it is the calmest.
How long does it take to sign a deal?
From first conversation to signed lease is typically 2 to 3 weeks. We carry out a viewing, complete due diligence on the property and title, agree commercial terms in principle, and instruct solicitors. Once contracts are signed, the first month's rent is paid on commencement.
Why owners trust RMC for rent-to-rent
Most operators in this space disappear when the market turns. We don't. RMC operates a vertically integrated, in-house operation across London, cleaning, maintenance, laundry, technology, which means we control our cost base and can honour our guarantees through any cycle. Our reputation depends on every owner being paid on time, every month, for the full term.
Frequently asked questions
How much guaranteed rent will I receive?
It depends on your property's location, layout, finish and the lease term. We make a written offer after a viewing and a market study. As a general guide, central London one-bedroom apartments typically receive between £2,500 and £4,500 per month under our Direct Lease Partnership.
What happens if the property is empty for a month?
Your rent is paid in full regardless. Occupancy risk is entirely on us. That is the core of the guarantee.
Is rent-to-rent legal in London?
Yes, when structured correctly. We sign a commercial lease with you that explicitly permits subletting as serviced accommodation, and we operate within the London 90-day rule (or with appropriate planning permission where the use case requires it).
Do I need permission from my mortgage lender?
Most lenders require notification or consent for any letting arrangement. We help you draft the request to your lender. Many of our owners are with consent-to-let mortgages or buy-to-let products.
What condition will the property be in at the end?
We document condition at handover with photography and a written schedule. At lease end, the property is returned in the same condition, fair wear and tear excepted. Our incentive aligns with yours: we operate the property as our own.
Can I sell the property during the lease?
Yes. The lease can include a sale break clause with appropriate notice, or we can transfer the lease to the new owner if they wish to continue.
